Vancouver-Area Home Sales Fall Nearly 10% in July, Remaining Well Below Seasonal Average

Home sales across Greater Vancouver declined by nearly 10 per cent in July compared with a year earlier, reversing gains recorded at the beginning of the summer.
Greater Vancouver Realtors reported 2,061 residential property sales during the month, representing a 9.8 per cent decrease from July 2025.
Sales were also 18.6 per cent below the region’s 10-year seasonal average for July.
June Gains Erased
Andrew Lis, the board’s chief economist and vice-president of data analytics, said the latest figures reflect the uneven pattern that has characterized the housing market in recent years.
He described activity as frequently moving “one step forward, one step back,” adding that the results from June and July offered a clear example of that trend.
After sales improved in June, activity weakened again the following month.
Benchmark Price Falls Below $1.1 Million
The composite benchmark price for all residential property types in Greater Vancouver was $1,088,800 in July.
That represented a 6.2 per cent decline compared with July 2025 and a 0.9 per cent decrease from June 2026.
The benchmark price is intended to reflect the value of a typical property in the region rather than the average price of all homes sold.
New Listings and Inventory Decline
There were 4,991 newly listed properties added to the market in July, down 11.5 per cent from the same month last year.
Despite the annual decline, the number of new listings was in line with the 10-year seasonal average.
Total housing inventory stood at 16,476 properties, four per cent lower than in July 2025.
However, the number of homes available for sale remained 26.8 per cent above the long-term seasonal average, giving prospective buyers a wider selection than is typical for the month.
